What is the difference between a fixed price and cost-plus contract?

A fixed price contract sets the total project cost before construction begins — you know exactly what you will pay. A cost-plus with Guaranteed Maximum Price (GMP) contract bills actual costs plus a contractor fee, capped at a maximum you approve. Cost-plus provides more transparency and can result in savings if the project comes in under budget. We offer both, as well as time-and-materials contracts for smaller or undefined scopes.

Do I need an architect before contacting a general contractor?

Not necessarily. You can engage us early in the process — we can recommend local architects, review plans for constructability, and provide budget feedback during design. Early GC involvement typically results in better cost control and fewer surprises during construction.

What does Legacy Peak Contracting specialize in?

We specialize in new construction of high-end custom homes and large-scale remodels on the western slope of Colorado. We are a full-service general contractor — managing all subcontractors, permits, inspections, and owner coordination. Every project is fully custom; we do not build speculative homes.

How do draw payments work?

On a fixed price contract, we use a milestone-based draw schedule: deposit at signing, then draws at foundation, framing, rough mechanical inspections, drywall, interior finishes, exterior complete, substantial completion, and final completion. We provide conditional lien waivers with each draw request and unconditional waivers upon receipt of payment.

Is Legacy Peak Contracting licensed and insured in Colorado?

Yes. We are a Colorado licensed general contractor carrying Commercial General Liability ($1,000,000 per occurrence / $2,000,000 aggregate), Workers' Compensation, and Commercial Auto coverage. Certificates of insurance are available upon request.

What is an allowance in a construction contract?

An allowance is a budgeted amount in your contract for owner-selected items not fully specified at signing — flooring, tile, countertops, fixtures, and similar. If your selections come in under the allowance, the contract price is reduced. If they exceed it, the difference is added by written change order. We use a clear, structured allowance schedule so there are no surprises.
